Booking Terms

These Booking terms apply to Little Barn, Sally Stott and agents and the person or legal entity making the booking or to whom we supply services in respect of the booking.  These Booking Terms are governed by English law and apply to all bookings except where we agree other terms in writing.  By making a booking you are assumed to be accepting these Booking Terms.

When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form.  This does not form a contract between us.  Bookings will be confirmed on receipt of a non-returnable 20% deposit.  The balance will be due 8 weeks prior to your arrival at Little Barn.  To make a booking you must be over 18 years old.  Online bookings must be paid for using an acceptable and valid credit or debit card.

A reservation number is given on confirmation of a booking.  This number must be retained for access to the booking details if cancellation or amendment is necessary.

Booking and Payment Options

  1. Online (Immediate payment and booking)
  2. By telephone with credit card (immediate confirmation with payment)
  3. By post (confirmation when cheque is cleared)

Full Payment

The balance of your booking fee is due 8 weeks prior to your arrival at Little Barn.

Cheques should be made payable to ‘Sally Stott’.  This cannot be accepted as a booking until you have received confirmation by email or post.


All published rates include VAT and local taxes (where applicable) at the current rate.

Rates are per week.  If you have selected supplements they will be added to the total price of the booking.  Rates do not include other costs you may choose to incur during your stay.

Rates quoted are correct only for the number of guests specified, nights and dates shown.  Should you change the number of guests dates or room nights, then the rates are subject to change.


In the rare case that due to unforeseen circumstances we cannot provide your requested accommodation, you will be offered alternate accommodation or a full refund.

Arrival and departure

Changeover day is usually Saturday, but from November- mid April we can be flexible.  Check-in is from 3.30pm.  Check-out on day of departure is 10.30am.


If you cancel your booking more than 8 weeks before the scheduled check-in time on the day of arrival, a refund of the amount paid will be processed to your credit or debit card within 5 working days.  A cancellation charge of 20% of the booking will be applied.

If you cancel your booking within 8 weeks of the scheduled time on the day of arrival, a charge equivalent to the total booking price that includes any supplements selected by you will be levied.  If the cottage can be re-let a refund will be given minus a cancellation charge.

To make a cancellation you must call us on 01263 861619 and quote you reservation number, name and check-in date and have details of your credit/debit card available.

Coronavirus Cancellation Policy

You will receive a full refund should there be a government lockdown, either nationally, or locally to your home address  or Little Barn. However this does not include or cover quarantining, self-isolation or illness.


To amend your booking, call us on 01263 861619.  If you amend your booking within 48 hours of the scheduled check-in time on the day of arrival, and as a result you cancel any room night with less than 48 hours notice a charge equivalent to the total price for that room night may be levied.

Smoking Policy

Little Barn is Non Smoking


Up to 2 well-behaved dogs are welcome.  Our garden is dog-safe.  Please clear up after your dog, .and do not leave it alone in the cottage.  Please ensure your dog is clean and dry before entering the cottage.  Dogs must on no account be allowed on the furniture or beds.


Wireless Broadband is available in the cottage.


We recommend that you have holiday insurance.

Conditions of stay

We reserve the right to terminate your booking immediately without being liable for any refund or compensation where you engage in unacceptable behaviour that causes a disturbance or nuisance.


Other than for death or personal injury caused by our negligence or misrepresentation, our total liability to you you is limited to the price of the booking and to the fullest extent permitted by law all warranties are excluded and in no circumstances will we be responsible for any indirect or special damages.

We will not be liable for failure to perform to the extent that the failure is caused by any factor beyond our reasonable control.

You are responsible for any damage or loss caused to us or our property by your act,  omission, default or neglect and you agree to indemnify us and to pay us on demand the amount reasonably required to make good or remedy any such loss or damage.

Data Protection

We may process the information you provide to us for the purposes notified by us to the Information commissioner.  By making a booking, you consent to this processing of information.
